For those that are planning on renting an apartment in the near future, here are some basic rules to remember in order protect yourself legally and ensure that things go as smooth as possible.

Document Everything
It is important to make sure that you have a written document of any agreement you have made with your landlord. It could be as simple as a repair request or as complicated as your security deposit and payment schedule, never trust a verbal agreement. A verbal agreement doesnt hold any weight in court, a written agreement between you and your landlord is the one thing that can protect your interests. In addition to documenting everything, it is important that you read all contracts or notices sent to you from your landlord. If you disagree with a contract or an amendment to the contract, you will need to negotiate with your landlord immediately. Many renters do not put in the time to read contracts or amendments and this usually directly translates into the loss of rights.

Report Problems Immediately
If you notice that a repair is necessary or if the property you are living in may need attention, report the problem immediately. Many times tenants fail to notify their landlords making their living conditions worse and possibly making themselves liable for any damage that occurs to the property. If you notice a problem or issue with the property, contact your landlord and report the problem immediately.

Late on Rent
From time to time, many renters fall into financial difficulties, most of the time

these difficulties are only for a brief period. If you are unable to make your

rent, your best bet is to immediately talk with your landlord and advise him or

her about the situation. You have a much better chance of your landlord working

with you (i.e. creating a payment plan or allowing you more time to make the rent)

than avoiding the issue and being late with the rent.
